Promenade / Houston Mixed Use
13,500 sq. ft.

Promenade is a mixed-use office and retail center in Houston.
Each tenant is provided both indoor and outdoor areas, with exteriors that are also
green spaces. The planted gardens connect people to their surroundings and extend
the indoor activities of working and shopping outdoors. The green spaces are
set at an angle to the street, increasing visibility to attract visitors and
improve well-being. These areas also include outdoor
seating that invites everyone to gather and socialize.

Promenade reduces the effects of Houston’s hot climate, using
self-cooling facades, tall shading “fins,” and overhanging trellises to improve
outdoor comfort. These architectural elements create more temperate areas for
gathering outside while establishing a visual identity for the center. The self-cooling
concrete walls are cast with patterns that, when passed over by wind, dissipate
solar heat more quickly. More patterning is used for walls in direct sunlight
to increase self-cooling. Around each entrance are numerous tall “fins” that
provide shade as they rise from the gardens; some include mesh material for
climbing plants to create additional shading.

People stroll along gardens planted from different local ecologies:
a Texas rock garden, a tall grass garden, a garden for pollinators, and a desert
garden. Promenade connects working and shopping experiences to multi-sensorial outdoor
environments, like the fragrant scent of jasmine climbers or the shade from bamboo
groves. The result is part architecture, part nature—using just 2% of the site to
enhance daily experiences.

Mini Tower One / BrooklynPrivate Client
Residential Addition & Interiors3,500 sq. ft.

Mini Tower One is an addition to the rear of a Brooklyn multi-family
residential building. The project extends the use of each unit by providing space
for more activities. Each floor of the building is enlarged, adding areas for living
and entertaining. Some areas can be both indoor and outdoor, such as the indoor
terrace and all-season room. They can also be enclosed so residents can watch
seasons pass, with views of spring rains or winter snowfalls.

Living in Mini Tower One connects residents to their urban
nature, using indoor and outdoor comfort features. An indoor tree provides air
filtration and cooler temperatures, while radiant outdoor heating extends the use
of the indoor terrace. An air curtain allows the sunroom to be open to the
outdoors while maintaining interior environments. The roof terrace includes an
edible garden that promotes wellbeing and creates an area for entertaining.

Mini Tower One adds 30% more area to the building while
requiring only 12% additional energy, which is more than offset by rooftop
solar panels. The project follows passive house principles: super-insulated facades
and an energy recovery ventilator reduce energy use and provide fresh air.
However, during temperate seasons large openings foster indoor-outdoor living. During
these seasons, passive cooling occurs from cross-ventilation on all floor
levels. Residents of Mini Tower One benefit from reduced energy costs and healthy
environments from outdoor air year-round.

Habits and Habitats / Jackson Hole
2,000 sq. ft.

Habits and Habitats is a nature observatory, sited in
the Greater Yellowstone ecology of Jackson Hole. The migratory corridor of the
Snake River brings wildlife close to people, with elks, moose, deer, and bears
found nearby. Visitors come to the observatory to experience wildlife in their
natural habitat. This experience is immersive rather than distanced, as the observatory
allows for the study of wildlife while maintaining a connection to the
outdoors.

The observatory is a net zero energy building that meets
passive house building standards, though untypically it does so while enabling
seasonal open connections to the outdoors. An all-weather room provides
visitors with experiences of thermal diversity. This room, open to the outdoors
during the winter, includes hot and cold plunge pools. During inclement
weather, the adaptable room is closed to the exterior and open to the interior,
with a sauna and a fireplace for gathering. The pools, sauna, and radiant
heating use geothermal energy.

The design includes several semi-exterior areas—two wildlife
blinds, a covered viewing deck, and a roof terrace—that connect architecture
with its surrounding environment. The blinds provide screening to view wildlife
and includes pollinating gardens. The covered deck frames an uninterrupted view of the Teton Range. A raised walkway connects
the deck to the terrace, weaving through tree groves with a reading area surrounded by foliage. Habits and Habitats is both an
immersive nature experience and a restorative retreat.

Horizontal City / New YorkNeighborhood Research and Data Visualization

The Horizontal City neighborhood research highlights a distinct aspect of
New York City, focusing on its horizontal character—referred to as the city's
'public floor'—rather than its vertical skyline. Utilizing open-source urban
data and visualization tools, the drawings offer insights into the city's
micro-climates and daily social interactions in its open spaces. Particularly
important are the twelve thousand miles of sidewalks that connect indoor and
outdoor, private and public realms. These sidewalks experience shifting
environmental conditions, especially in areas with urban shade. They also host
micro-urban infrastructure (e.g., kiosks, dining sheds), which prompt social
gathering. The resulting 'ephemeral city' provides valuable insights for people-centered
urban design and planning.

Urban research indicates that neighborhoods with the least
shade—often at-risk communities—have the highest heat vulnerability index. Across
the five boroughs, neighborhoods with poor outdoor comfort can experience
summer sidewalk surface temperatures up to thirty degrees hotter. The analysis
of each neighborhood is paired with a community story, highlighting the lived
experiences of the residents. In the context of our climate crisis, it is
essential to improve outdoor comfort by creating open spaces with more trees
and incorporating architectural forms of heat mitigation (e.g., shade
structures, building elements). These cooler micro-climates reduce heat risk,
improve health, and can encourage a greater community focus in the allocation
of city resources and amenities.

The owner of an antique store gets approval from municipal authorities for the interim use of a city-owned empty lot. Over many years, he plants a garden and places antiques inside for the exclusive use of his store. The public could experience it from behind a fence or reach it through the store, which has direct access to the lot. One day, when the city announced plans to develop the lot for affordable senior housing, the owner creates a nonprofit organization, opens Elizabeth Gardens to the public, and advocates for its use as a public space. Though the garden has become an oasis for neighborhood residents and visitors, its future will be determined in court, as both green spaces and affordable housing are in scarce supply.

Double House /
Houston
Gip Real Estate Holdings
Townhouses
5,400 sq. ft.

Double House are two townhouses designed for a
mother and her adult daughter. The multi-generational home is separated by a
wall but connected twice. In the rear yard, the patios are linked through
a garden. On the top floor, the townhouses share an indoor-outdoor “bridge room.” This
adaptable space is accessible to both mother and daughter, and can be used as
an indoor terrace, remote office, or home gym. Double House is two homes together—yet
separate.

Daily activities occur in areas located for the changing
light of the day. The kitchen receives low morning sun, while the living room
provides a view of sunset over downtown Houston. The dining area invites viewing
of the evening dusk. All these moments occur with an open second floor plan
that connects cooking to eating to lounging. The daily rituals are also reflected
on the building envelope. Rather than a repetition of windows, different sizes
and heights capture views of nearby trees and the city skyline, while also
providing privacy from neighbors.

Houston’s hot climate calls for improving both indoor and
outdoor comfort. Double House’s third floor incorporates large openings that invite
cross breezes, and its terraces have deep roof overhangs and trellises for shade.
The staircase incorporates an operable skylight at the top, to let in natural
light and to evacuate hot air from each floor. Rear patios are recessed to provide shade, while
the front yard incorporates natural meadows that are rain gardens for Houston’s
heavy rains.

Mini Towers / New YorkUrban Planning Research and Data Visualization

Mini Towers map lots in the boroughs of Brooklyn and Queens
that present irregularities in New York City’s Zoning Resolution. These
irregularities arise from urban growth and are historically addressed through
zoning exemptions. In some neighborhoods, these irregularities are so numerous
that exceptions become the rule. The identified lots have additional buildable
area, characterized by small footprints but significant vertical potential.
Collectively, these vertical slices of zoning opportunities form rear-yard
“mini towers” of stacked rooms, creating an urban network that is mostly hidden
from public view.

Visualization of open-source data identifies lots in the
city that permit the construction of “mini towers,” which increase the density
of existing middle housing. It is particularly suitable for properties with
limited zoning height, insufficient existing structures, or unstable soil
conditions. The approach is accessible to longtime property owners and does not
require a complete gut renovation. By focusing on neighborhoods, this strategy
maximizes additional square footage without necessitating full demolition. Increasing
the density of existing middle housing offers an alternative to large
multi-family residential developments, which is particularly important in
neighborhoods experiencing rapid gentrification.

Heart Squared was the winning entry in the 2020 Times
Square Heart Design Competition, organized by Times Square Arts and curated by
the Cooper Hewitt, Smithsonian Design Museum. Designed to celebrate love and
diversity, Heart Squared evokes an abstracted anatomical heart formed by
an open steel lattice. A cloud of air, steel, and mirrors, it draws visitors to
walk around it and experience an “infinite grid” in its kaleidoscopic reflections.
Suspended within this lattice, and angled in various directions, one hundred
twenty five mirrors reflect the surroundings of Times Square

A heart shape is revealed when viewers find a “sweet spot”
from which a large pixelated heart appears, surrounded by a field of reflected sky.
In one of the world’s busiest public spaces, day or night, it is possible to

reflects anyone who engages with it, videos from the billboards, and the weather
in the skies above.

Heart Squared prompts visitors to reconsider the verticality
of Times Square, focusing on its horizontal character as the public floor of the
city. The installation achieves something remarkable—it is a quiet artwork amid
a space of urban spectacle. The public’s experience represents the collective
heart of the city and as such, is an engaging civic statement about celebrating
our differences and bringing people together in a fundamentally inclusive way.

Second Life: Line and Mat / New York
MODUAdaptive Reuse

To date, the Second Life initiative has developed two
mini-building types, the Line and the Mat, each of which is
suited to an existing building type and size. The interim program for each of the
mini-buildings is identified based on the needs of the community and is designed
to transition into long-term occupancy after an initial 3- to 5-year revitalization
period. The mini-buildings are lightweight and readily disassembled if no
longer needed.

Line Mini-building

The Line is
a freestanding mini-building that was developed for the Second Life initiative.
It creates work and learning rooms within vast, vacant, or empty spaces—such as
formerly industrial buildings or empty retail storefronts—without requiring
extensive renovations while meeting Healthy Building standards.

Unlike typical interim solutions—such as storage containers,
which compartmentalize space without adaptability—the Line can either connect to or separate from surrounding
areas of the vacant building. It is a modular structure that supports transparent
panels, which can be fully open or closed. Raised off the floor, the platform
is passively cooled in warm months and independently climatized with radiant heating
and thermal curtains in cold months. Surrounding mesh supports the growth of
climbing plants, which create personal green spaces: providing connection to nature
for our well-being.

The Mat is an approach to vacant homes and developed as
part of the Second Life initiative. It allows users to convert formerly
residential—and thus smaller—buildings with inadequate structural integrity
into dynamic spaces for local businesses or community use. This approach
defines building elements that are permanent and those that are designed for
interim use.

The open floor framing system consists of modular wood
components that streamline the construction process, minimize costs, and reduce
the need for skilled labor. This open framework stabilizes the existing structure
while supporting rooms for small groups, if necessary, even to separate
themselves. The rooms are enclosed in visually permeable panels that are
operable and are semi-climatized with radiant heating and thermal curtains. Once
permanent occupancy has been established, these rooms can be uninstalled while leaving
the floor framing structure intact.

When you are in your apartment, you are not in the garden.
When you are in the garden, you are not in your apartment. But what if you
could be in a garden while in your apartment? Housing and Tree explores
this paradoxical experience with a proposal for affordable housing built around
a green space. The small but verdant space — part greenhouse, part atrium and
part garden — acts as the building’s lungs, bringing natural ventilation and

The vertical greenhouse’s energy saving micro-climate is
maintained year-round, being warmed in the winter by an operable greenhouse
roof and cooled in the summer by a large shade tree. From their balconies,
residents can watch this fruit-bearing tree change with the seasons; creating
an atmosphere of both home and garden. In the winter, a polycarbonate roof
provides heat via the greenhouse effect. In the spring and fall, this operable
roof is fully retracted, allowing each unit to be naturally cross-ventilated.

Housing and
Tree supports the multi-generational community of East Harlem by
providing a mix of affordable housing unit types, from studio apartments to
two-bedroom duplexes, as well as collective spaces that appeal to multiple age
groups. The rear garden, for instance, provide residents of all ages with
individual gardening plots in a healthy, shared environment. These verdant
common areas recall the hidden community gardens found throughout East Harlem.
